The condos & townhomes (attached homes) market had a much higher sales ratio than detached houses sales in West Vancouver in December. While the total number of transactions (only 20) wasn’t very high compared to other condo-dense areas such as East Vancouver, Vancouver Westside and Downtown Vancouver, the sales ratio was an impressive 56%, solidifying a sellers market status.
Price Bands of West Vancouver Condos/Townhomes that Sold, and Those That Did Not
West Vancouver townhomes/condos priced under $1M were snapped up at a rapid 62% sales ratio with 13 units trading hands in December of 2021. Attached homes priced $1M to $2M in West Vancouver went even faster at 78% sales ratio with 7 sales. West Vancouver townhomes and condos priced $2M to $2.5M had 5 sales with only 2 listings added for an outlier sales ratio of 250%. West Vancouver condos & townhomes priced $2.5M and higher had 14 units added with no sales.
Two Neighbourhoods Dominated Condo/Townhome Sales in West Vancouver
Most of West Vancouver’s inventory of condos & townhomes are concentrated in a few small pockets while the majority of its neighbourhoods are known for their single family homes (often luxurious and expensive). Unsurprisingly, most of the attached homes sales in West Vancouver came from these areas this month. In West Vancouver, Dundarave & Ambleside condos & townhomes posted 15 of the 20 sales in December, while Panorama Village condos/townhomes posted 4 sales, and Park Royal Condos/Townhomes added 1. Whitby Estates, Cedardale, Furry Creek condos/townhomes added 5 units but no sales.
New Condos Proposed At Park Royal, West Vancouver
While Park Royal has had very little activity for condos & townhome sales last month, that may change in the future. Since the Park Royal Shopping Mall has been redeveloped, many new higher-density residential buildings are being planned/proposed:
- Gateway Residences Proposed For 103 Market Units and 6,800 sqft of commercial space in Park Royal South
- Executive Group’s bid to rezone 657 and 675 Marine Drive and 660 Clyde Avenue in Park Royal for an 89-unit residential building
