East Van Had Much Higher Sales Pace Than Downtown or Vancouver Westside

East Vancouver’s attached properties (condos & townhomes) had even faster movement compared to the sales ratio of 43% in Westside of Vancouver with a 67% sales ratio! East Vancouver saw 183 homes selling amidst 274 listings added to inventory in December of 2021. East Vancouver Condos & Townhomes sold in 13 days receiving 100% of the asking price on average.

119% sales ratios for East Vancouver Condos/Townhomes Under $800k

120 homes sold while only 101 were added for East Vancouver condos & townhomes priced under $800k. Once we move up to higher priced condos & townhomes priced $800k to $1.5M in East Vancouver we can see a much lower 37% sales ratio, with 53 selling and 143 listed.

$1.5M to $1.75M Attached Homes in East Van Saw A Leap to 113%

The price band right above the $1.5M mark, however, saw a sharp uptick. Among East Vancouver Condos & Townhomes priced $1.5M to $1.75M, 9 units sold with 8 added. This, however, is more the result of a sudden drop in inventory at this price band rather than a sudden spike in demand at this price range.

Very Low Activity Beyond the $1.75M Mark for Attached Homes in East Vancouver

For East Vancouver condos & townhomes priced $1.75M and above, there was only 1 sale with 12 new listings added. There was 1 luxury unit added in the $5M or higher range in East Vancouver condos segment and no sales in December 2021.

Which East Vancouver Neighbourhoods Moved The Fastest?

The highest sales ratios of East Vancouver condos & townhomes were seen in Champlain Height, Killarney & Victoria, but with low net figures. Only 12 listings were added while 18 units sold in these neighbourhoods.

The most sales activities were seen in Collingwood & Mount Pleasant in East Vancouver for condos & townhomes, with 87 units moving!
