November 2021 Condos & Townhomes Sales in Vancouver (Part 1 – Downtown & Westside)

Downtown Vancouver attached (condos & townhomes) listing sales hit a 38% sales ratio last month, surpassing that of Vancouver Westside’s ratio of 35% by a small margin. Compared to the 23% sales ratio of October, the rise is significant. East Vancouver condo/townhome sales hit 51% (covered in part 2)  in this same period however, performing both Downtown & Westside.

The most Popular Price Bands of Condos & Townhomes in Downtown Vancouver

Downtown Vancouver Condos priced between $400k to $800k all had far above 50% sales ratio, with the $600k to $700k moving the fastest at 97%! Here’s a more detailed breakdown of movement by $100k increments, ordered from high to low:

  1. $600~$700k condos in Downtown Vancouver sold at 97%
  2. $700~$800k condos in Downtown Vancouver sold at 88%
  3. $400~$500k condos in Downtown Vancouver sold at 87%
  4. $500~$600k condos in Downtown Vancouver sold at 66%

Lower inventory, more sales (especially in luxury segment) in Downtown Vancouver

Downtown Vancouver attached listings saw 14% less inventory added in November while sales went up by 39% marking a huge uptick in demand compared to October. There were 10 sales of downtown Vancouver properties over $2.5 million, 3 more than in October of 2021.

The most Popular Price Bands of Condos & Townhomes Rest of Vancouver Westside

Across the bridge and outside of Downtown Vancouver, the activities were more spread out across a large range of prices. Vancouver Westside condos & townhomes priced at $300k to $800k all sold at well over 50% ratios (with an average sales ratio of 67%). Here’s a more detailed breakdown, ordered from high to low.

  1. $300~$500k condos in Vancouver Westside sold at 87.5%
  2. $600~$700k condos in Vancouver Westside sold at 68%
  3. $500~$600k condos in Vancouver Westside sold at 65%
  4. $700~$800k condos in Vancouver Westside sold at 63%

Similar Selling Pace With 8% Lower Inventory & Sales in Vancouver Westside

The inventory and sales decreased by 8% equally in Vancouver’s Westside, resulting in the same selling ratio as the previous month, while Downtown Vancouver’s activity soared this month. In the luxury segment of condos/townhomes/penthouses priced over $2m in Vancouver Westside, only 11 listings sold with 105 new inventory for a modest 10.4% sales ratio.
