Condo and Townhome Market Out-Performs Last Month’s Highs
Condo and townhome sales in Vancouver Westside saw a large jump this month compared to previous-highs in February. This market had relatively the same amount of inventory introduced as last month with 611 total new listings (599 in February), however, collected a lot more sales with 344 total (263 in February). As a result, this market captured an extremely high 56% sales ratio, up from 44% last month.
Multiple Price Bands Performing at +100% Sales Ratio
It was a highly successful month for Westside Condos and Townhomes with multiple price bands recording impressive sales ratios. $500K-$700K condos and townhomes sold at an amazing 124% sales ratio with 51 new listings and 25 sales. $700K-800K condos and townhomes also sold insanely fast at a 116% sales ratio with 45 new listings and 52 sales. Other special mentions include:
- $900K – $1M condos and townhomes in Vancouver West sold at 81% sales ratio (48 new listings, 39 sales)
- $800K – $900K condos and townhomes in Vancouver West sold at 79% sales ratio (53 new listings, 42 sales)
Kitsilano Brings in Highest New listings and Sales, Third Straight Month
To end off the first quarter of 2022, Kitsilano once again rang in the highest numbers in condo and townhome sales for all of Vancouver West. Kitsilano condos and townhomes brought in an outstanding 131% sales ratio with 58 new listings and 76 sales. This is the third straight month of 2022 that Kitsilano has claimed the top spot. Other neighbourhoods that have also had a consistently high performance in 2022 are Fairview, False Creek and Mount Pleasant condos and townhomes. These areas recorded 98%, 59% and 86% sales ratios, respectively this month.

Single Family Home Sales Continue to Grow Over First Quarter of 2022
Single family home sales in Vancouver West climbed to a 21% sales ratio this month, after increasing growth over the first quarter from a 13% sales ratio in January. In March, the market welcomed 575 new listings that turned over 121 sales.
Best Performing Neighbourhoods in Vancouver Westside
Unlike Vancouver West condos and townhomes, there is no consistent powerhouse neighbourhood collecting all the attention each month. Rather, many neighbourhoods seem to share the attention month-to-month. Here are this month’s best performing neighbourhoods:
- Arbutus and Dunbar homes brought in a 37% sales ratio (87 listings, 32 sales)
- Mackenzie Heights and Kerrisdale homes brought in a 36% sales ratio (47 listings, 17 sales)
Although Mount Pleasant homes did not bring in much inventory this month, the neighbourhood did show to be very popular. Mount Pleasant Homes sold at 67% with 3 new listings and 2 sales.
