CANYON HEIGHTS HAD HIGHEST NUMBER OF SALES AND HIGHEST NEW INVENTORY THIS NOVEMBER
Canyon Heights had 16 new detached houses added to inventory, 13 sales and a whopping 81% sales ratio. It had over double the sales of the second highest selling neighbourhood, Lynn Valley, which had 6 sales, 12 added to inventory and 50% sales ratio. Upper Lonsdale had 9 sales and only 4 added to inventory, earning it a 150% sales ratio. This November many neighbourhoods had sales ratios exceeding 100% for detached houses in North Vancouver, as some places had very low inventory added, such as Roche Point which had a 300% sales ratio due to only 1 home being added to inventory.
5 HOTTEST PRICE BANDS FOR NORTH VANCOUVER HOUSES:
- $1.5m~$1.75m had a sales ratio of 125% in North Vancouver with 10 sales and 8 houses added to inventory
- $1.75m~$2m had a sales ratio of 107% in North Vancouver with 16 sales and 15 houses added to inventory
- $2m~$2.25m had a sales ratio of 92% in North Vancouver with 12 sales and 13 houses added to inventory
- $1.25m~$1.5m had a sales ratio of 67% in North Vancouver with 4 sales and 6 houses added to inventory
- $3.5m~$4m had a sales ratio of 60% in North Vancouver of 6 sales and 10 houses added to inventory
DETACHED HOUSES MOVING SLOWER THAN CONDOS AND TOWNHOMES IN NOVEMBER
In November, 220 condos and townhomes were added to the inventory for North Vancouver. This is almost double the added inventory of detached houses, which was only 122. They were both sellers markets, but detached houses did move slower with an overall sales ratio of 58% (condos and townhomes selling at 78%).
