North Vancouver Condo and Townhome Sales November 2021

NORTH VANCOUVER SAW VERY HIGH SALES RATIOS THIS NOVEMBER FOR CONDOS AND TOWNHOUSES

Many price bands exceeded 100% sales ratio this month in North Van. The average sales ratio for all condos and townhomes in North Vancouver was a high 78%. This is impressive with such a high amount of inventory added, (220 new listings), meaning there were 171 total sales. North Vancouver has been moving incredibly fast recently, and has only gotten faster since October.

The fastest moving price bands were:
  1. $800,000~$900,000 had 19 new condos and townhouses added to inventory in North Vancouver with 26 sales for a 137% sales ratio.
  2. $600,000~$700,000 had 24 new condos and townhouses added to inventory in North Vancouver with 29 sales for a 121% sales ratio.
  3. $500,000~$600,000 had 20 new condos and townhouses added to inventory in North Vancouver with 23 sales for a 115%  sales ratio.
  4. $400,000~$500,000 had 11 new condos and townhouses added to inventory in North Vancouver with 10 sales for a 91% sales ratio.
  5. $700,000-$800,000 had 21 new condos and townhouses added to inventory in North Vancouver with 19 sales for a 90% sales ratio. 

*$300,000~$400,000 had the highest sales ratio at 400%, however this is due to very low inventory added (1) and 4 sales. 

LOTS OF HOT NEIGHBOURHOODS IN NORTH VANCOUVER FOR TOWNHOUSES & CONDOS 

Roche Point and Upper Lonsdale posted unusually high sales ratios for condos & townhomes; Roche Point having 333% and Upper Lonsdale having 133%. However, Roche Point only had 10 sales, its ratio being the consequence of very little inventory being added (3). Upper Lonsdale had a similar story, also having 3 in inventory and just 4 sales. 

There were also neighbourhoods with high sales numbers as well as high ratios. The top 4 were:

  1. Lynn Valley, with 110% sales ratio, 22 sales and 20 added to inventory
  2. Lynnmour, with 100% sales ratio, 22 sales and 22 added to inventory
  3. Central Lonsdale, with 97% sales ratio, 36 sales and 37 added to inventory
  4. Lower Lonsdale, with 86% sales ratio, 42 sales and 49 added to inventory

In fact, Lynn Valley, Lynnmour, Central and Lower Lonsdale condo/ townhome sales made up 71% of all North Vancouver attached home sales.
