The average sales ratio for detached houses in East Vancouver was 33%, indicating a sellers market. This is similar to October’s ratio of 34%. The homes are selling at 100% of list price on average.
Over 80% Absorption of the $1.5m to $2m Price Band in East Vancouver!
The cumulative average in East Vancouver Houses between $1.5m and $2m was 83%. This was significantly higher than the average, being at 33%. They were followed by their closest band, houses between $2m and $2.25, which came in with a sales ratio at 46%.
The Top 3 Sales Bands:
- $1.5m- $1.75m detached homes in Vancouver Eastside sold at 86%
- $1.75m-$2m detached homes in Vancouver Eastside sold at 81%
- $2m-$2.25m detached homes in Vancouver Eastside sold at 46%
Only 5 Sales Were Made over $3m in East Vancouver.
5 sales were made above $3m, one of them being at $4.5m to $5m, and nothing being sold above that, despite 5 houses over $5m being added to inventory. Houses between $3m and $3.5m had the lowest sales ratio of the month, coming in at 4%, with 46 houses added to inventory and only 2 sales.
5 Vancouver Eastside Neighbourhoods with the Most Sales
Collingwood, Fraser, Grandview Woodland, Renfrew and South Vancouver were the highest selling neighbourhoods. Despite this, Collingwood only had a sales ratio of 15%, as it had 92 houses added to the inventory. These areas combine for 70 detached home sales out of a total of 126 in East Vancouver.
- South Vancouver had 15 sales with a 64% sales ratio.
- Grandview Woodland had 15 sales with a 33% sales ratio.
- Collingwood had 14 sales with a 15% sales ratio.
- Fraser had 13 sales with a 76% sales ratio.
- Renfrew had 13 sales with a 34% sales ratio.
