Why list with a Property Management Brokerage? I often tell clients that the difference between being an owner and being a landlord can be quite profound. An owner is someone who gets to relax and not worry about the day-to-day operations and or issues with their property And lets myself and my team deal with that. Where as a landlord cannot excuse themselves from such activities.

There are many benefits to list with a professional property management brokerage here in metro Vancouver. These days it’s easier than ever for landlords who are not up to date with the latest tenancy laws in British Columbia to run into some real issues!

Too often I am called or contacted by a client who has either had an unfortunate experience with an existing tenant and is in need of help or worse. This isn’t always the clients fault because many times they simply make errors when screening for tenants, when writing basic tenancy agreements or when dealing with inevitable management issues pertaining to their property. These are just some of the reasons why listing with A property management brokerage that’s license by the real estate Council can help avoid these issues and offer a much more enjoyable experience for a landlord.

 When screening for a tenant I look for several things that will help show that I am dealing with a quality tenant. I am looking for gainful employment, previous tenancy history, good credit, etc. It is very important to ensure a thorough job is done when screening initially as this person is who you will be dealing with for the foreseeable future. I look for someone who is of good character and operating in good faith with clear communication. For more information on this I will be covering this further in a future blog/vlog.

Drafting proper tenancy agreements is another advantage and important item that a client can expect when dealing with me. Tenancy agreements are standard and can be found on the Tenancy Branch website but errors can be easily made and an addendum that is enforceable need to be looked for. When drafting an agreement I always make sure that I cover all the angles for my clients and put my clients in the best position possible for their tenancy contract. This includes a separate addendum which I provide as an additional form of protection for my clients. I cannot stress enough how important this is because having a clear and concise contract can mean the difference if the landlord ever requires to dispute by arbitration with the tenant over an issue.
