Balanced Market for Detached Houses in West Vancouver in November

West Vancouver had a balanced market for detached houses in November. It, along with Vancouver Westside, were the few places in Vancouver to not have a sellers market for detached homes in November across Metro Vancouver. Richmond, East Vancouver and North Vancouver were all sellers markets.

Only 1 Sale of a Detached Home Made Below $1.5m in West Vancouver

In West Vancouver in November only one detached home sold below $1.5m. It sold in the $900,000- $1,000,000 price band. Only three homes were added to inventory below $1.5m, resulting in a sales ratio of 33% for these price bands.

One Detached Home Sale Made Above $5m, Despite Huge Inventory.

There was only one sale over the $5m range. In fact it was above $7.5m, leaving a gap in the $5m-$7.5m range.  Despite only one home being sold, there was a huge amount of new inventory added. 151 new homes were added to the inventory, giving a cumulative sales ratio of 0.7%. The top 4 fastest moving price bands of houses in West Van were:

  1. West Vancouver houses between $2.5m-$2.75m made 10 sales with a sales ratio of 71%
  2. West Vancouver houses between $2.25m-$2.5m made 6 sales with a sales ratio of 40%
  3. West Vancouver houses between $4m-$4.5m made 6 sales with a sales ratio of 24%.
  4. West Vancouver houses between $3m-$3.5m made 6 sales with a sales ratio of 22%.

Two Neighbourhoods with Highest Sales In West Vancouver for Detached Homes

There were two notably high selling neighbourhoods in West Vancouver, in comparison to the others. The two highest selling neighbourhoods in November were Ambleside selling 12 homes with a sales ratio of 50%, and Dundarave selling 4 with a sales ratio of 17%. Sales were very modest in most other neighbourhoods, with a total average sales ratio coming in at only 12%.

British Properties Had a Large Amount of New Inventory Added, but Low Sales.

64 new houses were added to the inventory in British Properties. This is the highest by far of all neighbourhoods in West Vancouver, the next being Chartwell with 34. Despite lots of new inventory, the total sales was 3, giving it a sales ratio of only 5%.
