Vancouver Westside Homes Sales Were Modest
Detached homes in Vancouver West sold at a slower, 12% sales ratio in May. Although this market has shifted away from a sellers market, homes are still selling at an average 3% above list price in the Westside. Here are the neighbourhoods with the best single family home sales in May.
Kitsilano, South West Marine, Mackenzie Heights and Quilchena all Sell Above Market Average
Kitsilano had the highest sales ratio for single family homes in Vancouver West. These homes sold at a 34% sales ratio from 38 listings and 13 sales. The next highest was South West Marine houses that sold at a 31% sales ratio with 16 new listings and 5 sales. Mackenzie Heights and Quilchena houses also sold above the market average. These homes sold at a combined 18% sales ratio from 55 new listings and 10 sales.
Vancouver East Single Family Homes Sold Faster
Eastside single family homes sold a bit faster than the Westside, bringing in an 18% sales ratio. These homes brought in more inventory, but less sales, than last month.
South Marine and Grandview Woodland Sell the fastest
South Marine and Fraserview single family homes sold the fastest this month with 23 new listin
gs and 7 sales, producing a 30% sales ratio. Next, Hastings Sunrise, Renfrew Heights and Renfrew single family homes produced a 22% sales ratio from 111 new listings and 24 sales.
Fastest Selling House Prices
Houses that sold the fastest in Vancouver Eastside were priced in the $1.5-$1.75M range. These houses sold at a 33% sales ratio with 54 new listings and 18 sales. The next fastest selling price band is $2M – $2.5M houses in Vancouver Eastside that brought in 174 new listings and 41 sales (24% sales ratio). Main and Fraser houses also had a lot of attention, generating a 27% sales ratio from 49 new listings and 13 sales.
3 – 4 Bedroom Houses in Vancouver East are the Most Popular
3-4 bedroom homes sold the fastest in Vancouver East, generating a 21% sales ratio from 164 new listings and 35 sales. The homes with the next-most action were 5-6 bedroom houses in Vancouver East which saw 247 new listings and 42 sales (17% sales ratio)
