Vancouver West Detached Housing Market and Condo & Townhome Market Follow Similar Trends For January 2022
To Begin the new year, Vancouver West saw a stunted growth in sales for detached homes with a 10% increase in new inventory and 20% decrease in sales compared to December. The Vancouver West condo & townhome market followed this same trend with a 17% increase in new inventory paired with an 8.5% decrease in sales.
Kitsilano Tops both Attached and Detached Real Estate Market. Mount Pleasant & Quilchena Not Far Behind
Kitsilano saw a prosperous month with an increase in detached housing sales ratio from December to January of 25% to 38% respectively. This 38% sales ratio was the highest of all Westside neighbourhoods this month.
Condos & townhomes in Kitsilano, once again, blew away the market in January. For the second consecutive month, this area landed the highest sales ratio of all neighbourhoods. Kitsilano condos and townhomes recorded an impressive 74% sales ratio in January with 35 new listings this month.
Mount Pleasant and Quilchena condos & townhomes also had an impressive month. Both regions accomplished sales ratios of 60% and 64% respectively.
Detached homes in $2.5M Range hit “Sweet Spot” For January Vancouver Housing Market
Detached homes in the $2.5M – $2.75M range in Vancouver Westside had an impressive month with 11 new additions in inventory and 11 sales, garnering a 100% sales ratio. Although this price range stunned the market, homes above this price point started off the year with much less exciting results. Combined, detached houses in the $3M – $4.5M range in Vancouver Westside tallied 147 new listings with an underwhelming 22 sales.
Top 4 Vancouver Westside Neighbourhoods With Highest Sales Ratio
The top 4 Vancouver Westside neighbourhoods with the highest sales ratios with at least 10 sales were:
- Kitsilano attached/detached homes sold at an astounding 60% sales ratio (35 sales)
- Fairview condos & townhomes accomplished a 59% sales ratio (23 sales)
- Marpole and False Creek attached/detached homes combined generated a 40% sales ratio (65 total sales)
