Eastside Condos and Townhomes Record Highest Sales Ratio Once Again
Condos and townhomes in Vancouver Eastside once again had a very successful month with lots of inventory and a high turnover in sales. Collectively, the Eastside tallied a 61% sales ratio, bringing in 363 new listings and 221 sales. Within the Eastside, many neighbourhoods had very impressive individual sales.
Exceptional Sales in Mount Pleasant, Downtown, Grandview Woodland, South Marine
Mount Pleasant, Downtown, Grandview Woodland, and South Marine recorded extremely high sales ratios with impressive sales. These 4 neighbourhoods all recorded sales ratios above 60% with new inventory and sales in the double digits. Here are the results of these neighbourhoods in order of highest sales.
- Mount Pleasant condos and townhomes recorded 51 sales (68 new listings, 75% sales ratio)
- South Marine condos and townhomes recorded 30 sales (49 new listings, 61% sales ratio.
- Grandview Woodland and Downtown condos and townhomes both had 19 sales each (38 total sales, 42 total new listings, 90% sales ratio)
Impressively High Sales Ratios for Renfrew, Champlain Heights, Main
Renfrew, Champlain Heights, Main condos and townhomes all recorded sales ratios above 100% for February. Here are the best performing neighbourhoods in order of highest sales ratio
- Renfrew condos & townhomes recorded a 233% sales ratio (3 new listings, 7 sales)
- Champlain Heights condos & townhomes recorded a 150% sales ratio (2 new listings, 3 sales)
- Main condos and townhomes recorded a 133% sales ratio (3 new listings, 4 sales)
East Vancouver Single Family Homes
$1.75M-$2.5M Price Band Garners Most Attention
Vancouver Eastside single family homes experienced an even faster market compared to last month. February homes in Vancouver Eastside sold at a 29% sales ratio, compared to 19% sales ratio in January. The price band of $1.75M-$2.5M had the most attention with 183 new listings and 82 sales. Here is the breakdown of the best performing price bands.
- $2M-$2.25M homes had a 58% sales ratio with 30 sales and 52 new listings
- $1.75M-$2M homes had a 43% sales ratio with 30 sales and 70 new listings
- $2.25M-$2.75M homes had a 36% sales ratio with 22 sales and 61 new listings
No Sales Above $3.5M for Vancouver East Homes in February
There were a number of luxury homes added to the market priced above $3.5M. Although they did not see any sales, there is a beautiful collection of homes available for this price range. Here are some of the new additions to the market this month.
- $3.5M-$4M homes in Vancouver East brought in 17 new listings this month
- $4M-$4.5M homes in Vancouver East brought in 8 new listings this month
- $4.5M-$5M homes in Vancouver East brought in 5 new listings this month.
