Demand For Housing In Vancouver West, B.C. Remains High

This past August 2021, the Metro Vancouver housing market was busier than anticipated as homes were in high demand despite typical slower summer trends. The MLS® has seen a steady decline of housing being listed with an overall high absorption rate for detached homes, townhomes, and condos in the area. 

Benchmark Prices For Vancouver West Detached Homes Remain Highest In Lower Mainland 

Detached homes in Vancouver West sold for an average final price of $3,462,200, a 12.2% increase from last August 2020. There were 182 single-family homes listed on the MLS®, with 75 of those homes selling resulting in a 41.2% sales ratio.

Benchmark Prices For Condos In Vancouver West Increased By 3.2% 

This past August, townhomes in Vancouver West sold for an average final sale price of $1,286,600, a 10.7% increase from last year. Vancouver West townhomes were in high demand, with 90 listed on the MLS®, and 79 of those listings selling, resulting in a 87.8% sales ratio. 

Compared to townhomes and detached homes, the supply of condos listed on the MLS® in Vancouver West this past August was high. The high supply of condos has kept condo prices from rising a significant amount over the past year. Condos in Vancouver West sold for an average final sale price of $825,000,  a 3.2% increase from last year. There were 627 condos listed on the MLS®, with 443 of those listings selling, resulting in a 70.6% sales ratio.
