The condos & townhomes in North Vancouver flew off the shelves with a total sales ratio of 50% with average sale prices being 1% over the asking prices! The $800k to $900k price band had the highest absorption rate at 72%.
- The average sale price of condos/townhomes in North Vancouver increased from $773,000 to $848,000 compared to August 2021 (10% increase), while the average $ per sqft increased by only 4%, indicating that larger condos were more popular this month.
- The average days on market shrunk from 15 days in August to 7 days in September – a truly blistering pace!
Houses in North Vancouver moving fast at 45% Sales Ratio, averaging 7% over asking!
Houses in the $2M to $2.25M range had the highest sales ratio at 113%, trailed by homes in the $1.5~$1.75M range which had a sales ratio of 93%, in September 2021. Most notably, detached houses in North Vancouver sold at 7% over the list price!
- Average days on market reduced to 8 in September compared to 11 in August.
- There were two sales over $5M, one priced $5M~$5.5M and another $6M~$6.5M.
