Sellers Market Continues With Over 50% Sales Ratio For All Listings In Vancouver West

This past July 2021, the Metro Vancouver housing market began to see a more typical sales pattern as housing prices continue to ease for most home types and communities. Currently, in Metro Vancouver, there still remains a high demand for housing with low inventory, resulting in a seller’s market. Vancouver West housing continues to be home to some of the most expensive real estate in Vancouver with stunning ocean views, quick access to downtown, and a one-of-a-kind community. 

Benchmark Price For Detached Homes In Vancouver West Is Over $3.4M 

The benchmark price for single-family homes in Vancouver West this past July 2021 was 3,466,200, a 13.5% increase from last July. There were 168 detached homes listed on the MLS®, with 93 of those listings selling, resulting in a 55.3% sales ratio.

Condos & Townhomes Sales In Vancouver West Show High Demand 

Townhomes in Vancouver West had an average final sale price of $1,291,800, a 13.3% increase from last July. There were 87 townhomes listed on the MLS®, with 57 of those listings selling, resulting in a 65.5% sales ratio. Condos in Vancouver West sold for an average final sale price of $829,300, a 4.5% increase from last July. There were 654 condos listed on the MLS®, with 419 of those selling, resulting in a 64% sales ratio.
