Sales of Detached Homes in Vancouver Westside continue to Drop
Vancouver Westside homes sales took a modest hit this month with the total sales dropping 16% from 83 solds to 70 solds. The market shifted from a balanced market over to becoming a buyers market with an average sales ratio of 10%. As well, this month we see that homes are selling on average 3% below list price whereas in May, they were selling on average 3% above the listed price. The most popular price bends were detached houses in Vancouver West between $2.5M-$2.75M and $3M-$3.5M with just over 10 sales each and an average 39% sales ratio still maintaining a sellers market status.

- Detached houses in Kitsilano: 30% sales ratio
- Detached houses in Mackenzie Heights: 23% sales ratio
- Detached houses in Kerrisdale: 20% sales ratio
Single Family Homes in Vancouver Eastside
Sales of single family homes in Vancouver Eastside performed slightly better than Vancouver Westside this month. With an overall sales ratio of 14%, there were 76 solds and 527 units available. Vancouver Eastside was able to maintain a balanced market at 14% sales ratio average. Homes in this area are selling on average 100% of the list price. The most active price band sees single family homes between $1.5M – $1.75M selling well will an average sales ratio of 34%, keeping this price band a sellers market
Main, Mount Pleasant and Strathcona Neighbourhoods Sell Well
This month, single family homes in Main had the highest sales ratio of detached homes in Vancouver East. These detached homes sold with a sales ratio of 44% with 8 sales of the 18 houses on the market.The next highest selling neighbourhood was Strathcona with a sales ratio of 43% then Mount Pleasant with a sales ratio of 36%.
