This doesn\u2019t mean the market is \u201cslow\u201d by any means &#8211; both detached and attached homes enjoyed a sellers\u2019 market with 39% and 63% sales ratios respectively (down from 72% and 119% in December 2021).<\/p>\n<h4>Single Family Homes in North Vancouver Sold Quickly in January 2022<\/h4>\n<p>With 37 sales and 94 new listings added, North Vancouver houses sold quickly in an average of 8 days on the market. <a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Dollarton;Edgemont;Lynn+Valley;Upper+Lonsdale\/type-House\/page-1\">Edgemont, Dollarton, Lynn Valley &amp; Upper Lonsdale houses<\/a> had the highest activity levels posting 17 sales for a net 113% sales ratio. <a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Blueridge+NV;Pemberton+Heights;Princess+Park\/type-House\/page-1\">Blueridge, Princess Park &amp; Pemberton<\/a> also had very high sales ratios, but with only 1 sale from each of the 3 hoods amidst a total of 4 listings for a net 75% sales ratio.<\/p>\n<p><a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/type-House\/min_price-2000000\/max_price-2500000\/page-1\">North Vancouver Houses priced $2M to $2.5M<\/a> moved at the fastest pace with a net sales ratio of 82%. With 14 sales, this price band accounted for over 37% of total sales of detached properties in January. Higher price bands had declining sales ratios, but <a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/type-House\/min_price-4000000\/max_price-5000000\/page-1\">North Vancouver Houses priced $4M to $5M<\/a> had a sudden jump to a 80% sales ratio with 4 sales.<\/p>\n<h4><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-846 size-full\" title=\"North Vancouver condos townhomes sales ratio 63 in January 2022\" src=\"https:\/\/www.filerwelch.com\/blog\/wp-content\/uploads\/2022\/02\/North-vancouver-condo-townhome-sales-jan-2022.jpg\" alt=\"North Vancouver condos townhomes sales ratio 63 in January 2022\" width=\"1500\" height=\"1000\" srcset=\"https:\/\/www.filerwelch.com\/blog\/wp-content\/uploads\/2022\/02\/North-vancouver-condo-townhome-sales-jan-2022.jpg 1500w, https:\/\/www.filerwelch.com\/blog\/wp-content\/uploads\/2022\/02\/North-vancouver-condo-townhome-sales-jan-2022-300x200.jpg 300w, https:\/\/www.filerwelch.com\/blog\/wp-content\/uploads\/2022\/02\/North-vancouver-condo-townhome-sales-jan-2022-1024x683.jpg 1024w, https:\/\/www.filerwelch.com\/blog\/wp-content\/uploads\/2022\/02\/North-vancouver-condo-townhome-sales-jan-2022-768x512.jpg 768w, https:\/\/www.filerwelch.com\/blog\/wp-content\/uploads\/2022\/02\/North-vancouver-condo-townhome-sales-jan-2022-750x500.jpg 750w\" sizes=\"auto, (max-width: 1500px) 100vw, 1500px\" \/><\/h4>\n<h4>Condos &amp; Townhomes In North Vancouver Sold Even Faster in January 2022<\/h4>\n<p>102 attached units traded hands while 163 appeared on the market in North Vancouver last month, selling off quickly at an average of only 7 days on the market. <a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Lynn+Valley;Lynnmour\/type-Condo\/page-1\">Lynn Valley &amp; Lynnmour condos<\/a> &amp; <a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Lynn+Valley;Lynnmour\/type-Townhome\/page-1\">townhomes<\/a> sold at 97% ratio, with 29 sales and 30 new listings added. <a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Central+Lonsdale;Lower+Lonsdale\/type-Condo\/page-1\">Central Lonsdale &amp; Lower Lonsdale condos<\/a> &amp; <a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Central+Lonsdale;Lower+Lonsdale\/type-Townhome\/page-1\">townhomes<\/a> trailed right behind with 92% sales ratio, selling 46 units while adding 50.<\/p>\n<p><a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/type-Condo\/min_price-800000\/max_price-1000000\/page-1\">North Vancouver Condos<\/a> &amp; <a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/type-Townhome\/min_price-800000\/max_price-1000000\/page-1\">Townhomes Priced $800k to $1M<\/a> was the busiest with a sales ratio of 138% from the 22 sales in its range. <a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/type-Townhome\/min_price-400000\/max_price-600000\/page-1\">North Vancouver townhomes<\/a> &amp; <a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/type-Condo\/min_price-400000\/max_price-600000\/page-1\">condos priced $400k to $600k<\/a> trailed closely with a sales ratio of 136% from 15 units selling.
