It, along with <a href=\"https:\/\/www.filerwelch.com\/listings\/city-Vancouver+West\/type-House\/page-1\">Vancouver Westside<\/a>, were the few places in Vancouver to not have a sellers market for detached homes in November across Metro Vancouver. <a href=\"https:\/\/www.filerwelch.com\/listings\/city-Richmond\/type-House\/page-1\">Richmond<\/a>, <a href=\"https:\/\/www.filerwelch.com\/listings\/city-Vancouver+East\/type-House\/page-1\">East Vancouver<\/a> and <a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/type-House\/page-1\">North Vancouver<\/a> were all sellers markets.<\/p>\n<h4>Only 1 Sale of a Detached Home Made Below $1.5m in West Vancouver<\/h4>\n<p>In <a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/type-House\/max_price-1500000\/page-1\">West Vancouver in November only one detached home sold below $1.5m<\/a>. It sold in the <a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/type-House\/min_price-900000\/max_price-1000000\/page-1\">$900,000- $1,000,000 price band<\/a>. Only three homes were added to inventory below $1.5m, resulting in a sales ratio of 33% for these price bands.<\/p>\n<h4>One Detached Home Sale Made Above $5m, Despite Huge Inventory.<\/h4>\n<p>There was only one sale over the $5m range. In fact it was <a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/type-House\/min_price-5000000\/page-1\">above $7.5m<\/a>, leaving a gap in the <a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/type-House\/min_price-5000000\/page-1\">$5m-$7.5m range<\/a>.\u00a0 Despite only one home being sold, there was a huge amount of new inventory added. 151 new homes were added to the inventory, giving a cumulative sales ratio of 0.7%. The top 4 fastest moving price bands of houses in West Van were:<\/p>\n<ol>\n<li><a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/type-House\/min_price-2500000\/max_price-2750000\/page-1\">West Vancouver houses between $2.5m-$2.75m made 10 sales with a sales ratio of 71%<\/a><\/li>\n<li><a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/type-House\/min_price-2250000\/max_price-2500000\/page-1\">West Vancouver houses between $2.25m-$2.5m made 6 sales with a sales ratio of 40%<\/a><\/li>\n<li><a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/type-House\/min_price-4000000\/max_price-4500000\/page-1\">West Vancouver houses between $4m-$4.5m made 6 sales with a sales ratio of 24%.<\/a><\/li>\n<li><a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/type-House\/min_price-3000000\/max_price-3500000\/page-1\">West Vancouver houses between $3m-$3.5m made 6 sales with a sales ratio of 22%.<\/a><\/li>\n<\/ol>\n<h4>Two Neighbourhoods with Highest Sales In West Vancouver for Detached Homes<\/h4>\n<p><a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/area-Ambleside;Dundarave\/type-House\/page-1\">There were two notably high selling neighbourhoods in West Vancouver<\/a>, in comparison to the others. The two highest selling neighbourhoods in November were <a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/area-Ambleside\/type-House\/page-1\">Ambleside selling 12 homes with a sales ratio of 50%,<\/a> and <a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/area-Dundarave\/type-House\/page-1\">Dundarave selling 4 with a sales ratio of 17%<\/a>. Sales were very modest in <a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/area-Altamont;Bayridge;British+Properties;Canterbury+WV;Caulfeild;Cedardale;Chartwell;Chelsea+Park;Cypress;Cypress+Park+Estates;Deer+Ridge+WV;Eagle+Harbour;Eagleridge;Furry+Creek;Gleneagles;Glenmore;Horseshoe+Bay+WV;Howe+Sound;Lions+Bay;Olde+Caulfeild;Panorama+Village;Park+Royal;Passage+Island;Queens;Rockridge;Sandy+Cove;Sentinel+Hill;Upper+Caulfeild;West+Bay;Westhill;Westmount+WV;Whitby+Estates;Whytecliff\/type-House\/page-1\">most other neighbourhoods<\/a>, with a total average sales ratio coming in at only 12%.<\/p>\n<h4>British Properties Had a Large Amount of New Inventory Added, but Low Sales.<\/h4>\n<p><a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/area-British+Properties\/type-House\/page-1\">64 new houses were added to the inventory in British Properties.<\/a> This is the highest by far of all neighbourhoods in West Vancouver, the next being <a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/area-Chartwell\/type-House\/page-1\">Chartwell with 34.<\/a> Despite lots of new inventory, the total sales was 3, giving it a sales ratio of only 5%.<\/p>\n<h4>To Learn More about Which Detached Homes Sold in West Vancouver in November<\/h4>\n<p><a href=\"https:\/\/www.filerwelch.com\/contact\">Please contact the Filer and Welch team<\/a> to get more details on which detached homes sold for how much, and where they were.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Balanced Market for Detached Houses in West Vancouver in November West Vancouver had a balanced market for detached houses in November.
