While the average sale price per house dropped by 11% ($2.9M to $2.6M, approximately) the days on market reduced from 37 to 21 days in October, compared to September. Attached properties (<a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/type-Condo\/page-1\">condos<\/a> &amp; <a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/type-Townhome\/page-1\">townhomes<\/a>) had much faster movement at 38% selling ratio, with very little average price or DOM (Days on Market) changes compared to the previous month.<\/p>\n<h4><a href=\"https:\/\/www.filerwelch.com\/listings\/type-House\/min_price-2000000\/max_price-3500000\/page-1\">Mid-range prices most popular in West Vancouver Houses<\/a><\/h4>\n<p><a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/min_price-2000000\/max_price-2750000\/page-1\">Properties priced $2M to $2.75M in West Vancouver<\/a> had the strongest movement with a 63.6% sales ratio, while <a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/min_price-2750000\/max_price-3500000\/page-1\">those priced at $2.75M to $3.5M<\/a> dropped to a 19.4% sales ratio. There were some off-the-chart micro price bands too; <a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/min_price-1250000\/max_price-1500000\/page-1\">West Vancouver homes between $1.25M to $1.5M<\/a> sold off at 100%, while <a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/min_price-2000000\/max_price-2250000\/page-1\">$2m to $2.25M flew off\u00a0 the shelves at 167%<\/a>. Conversely, there were <a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/min_price-5000000\/page-1\">only two homes sold at over $5M price range in West Vancouver<\/a> in October 2021.<\/p>\n<h4><a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/area-Ambleside;Cedardale;Horseshoe+Bay+WV;Lions+Bay;Park+Royal\/type-House\/page-1\">Fastest Moving Neighbourhoods in West Vancouver for Detached Homes<\/a><\/h4>\n<p><a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/area-Park+Royal\/type-House\/page-1\">Park Royal<\/a> &amp; <a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/area-Cedardale\/type-House\/page-1\">Cedardale<\/a> had an above-100% sales ratio, although it represents only 5 homes sold with 4 new listings added in October 2021. <a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/area-Lions+Bay\/type-House\/page-1\">Lion\u2019s Bay<\/a> &amp; <a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/area-Horseshoe+Bay+WV\/type-House\/page-1\">Horseshoe Bay <\/a>saw 7 homes sold with 9 added for a 77.8% sales ratio. <a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/area-British+Properties\/type-House\/page-1\">Higher volume sales occurred in British Properties<\/a> with 10 homes moving resulting in a sale ratio of 15%, and <a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/area-Ambleside\/type-House\/page-1\">Ambleside followed closely with 8 sales for a slightly higher 19% sales ratio.<\/a><\/p>\n<h4><a href=\"https:\/\/www.filerwelch.com\/listings\/type-Townhome\/min_price-600000\/max_price-1500000\/page-1\">Most Popular Price Bands Among West Vancouver Attached Homes (Townhomes &amp; Condos)<\/a><\/h4>\n<p><a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/type-Condo\/min_price-600000\/max_price-1000000\/page-1\">West Vancouver condos priced between $600k to $1M saw 60% sales ratio<\/a>, while <a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/type-Condo\/min_price-1000000\/max_price-1500000\/page-1\">condos priced $1M to $1.5M saw an even higher 69.2% sales ratio.<\/a> As of the time of writing this article (mid November) there are only condos for sale in West Vancouver in the above mentioned price ranges and no townhomes.<\/p>\n<h4><a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/area-Ambleside;Cypress+Park+Estates;Dundarave;Furry+Creek;Park+Royal\/type-Condo\/page-1\">West Vancouver Condo\/Townhome Sales Concentrated Concentrated in Small Pockets<\/a><\/h4>\n<p>Only 24 attached properties traded hands in West Vancouver during the month of October 2021, and a handful of communities led the charge, as the majority of condo\/townhome developments are clustered in specific pockets here. <a href=\"https:\/\/www.filerwelch.com\/listings\/city-West+Vancouver\/area-Ambleside;Dundarave;Park+Royal\/type-House\/page-1\">Park Royal, Ambleside and Dundarave<\/a> saw 15 homes trade hands with 44 new listings for a sale ratio of 34.1%.
