For what it\u2019s worth, homebuyers are likely getting their money\u2019s worth as <\/span><a href=\"https:\/\/www.filerwelch.com\/listings\/city-Vancouver+West\/area-Arbutus;Cambie;Dunbar;Fairview+VW;False+Creek;Kerrisdale;Kitsilano;MacKenzie+Heights;Marpole;Mount+Pleasant+VW;Oakridge+VW;Point+Grey;Quilchena;S.W.+Marine;Shaughnessy;South+Cambie;South+Granville;Southlands;University+VW\/type-House\/min_bedroom-3\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">homes with 3 bedrooms or more<\/span><\/a><span style=\"font-weight: 400;\"> account for 95% of all detached home sales.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Other notable metrics of the past month include the Sale to List Price Ratio dropping to 93%, resulting in homes being sold for 7% under list price, while properties staying on the market for more than 20 days before sale.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In terms of neighbourhoods, <\/span><a href=\"https:\/\/www.filerwelch.com\/listings\/city-Vancouver+West\/area-Dunbar\/type-House\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">single-family homes in the Dunbar area<\/span><\/a><span style=\"font-weight: 400;\"> continue to be a strong performer of sales activity &#8211; with an 18% sales ratio &#8211; and evidently <\/span><a href=\"https:\/\/www.filerwelch.com\/communities\/250\/dunbar-vancouver-realestate-condos-townhomes-detached\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">an attractive neighbourhood for homebuyers<\/span><\/a><span style=\"font-weight: 400;\">. Dunbar has suburban streets, with a village-esque commercial area, and in close proximity to the forests of Pacific Spirit Park.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Similar to Dunbar, <\/span><a href=\"https:\/\/www.filerwelch.com\/communities\/256\/point-grey-vancouver-west-realestate-condos-townhomes-houses\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">nearby Point Grey also has suburban streets<\/span><\/a><span style=\"font-weight: 400;\">, a proximity to amazing natural amenities like Pacific Spirit Park or Jericho Park, and a village-like area of shops. That means the sales ratio was 14%. This is likely due to the increased financial burden homebuyers are facing, possibly causing buyers to opt for more affordable homes in Vancouver East. This is somewhat reflected in the bulk of <\/span><a href=\"https:\/\/www.filerwelch.com\/listings\/city-Vancouver+East\/area-Champlain+Heights;Collingwood+VE;Downtown+VE;Fraser+VE;Fraserview+VE;Grandview+VE;Grandview+Woodland;Hastings;Hastings+East;Hastings+Sunrise;Killarney+VE;Knight;Main;Mount+Pleasant+VE;Renfrew+Heights;Renfrew+VE;South+Marine;South+Vancouver;Strathcona;Victoria+VE\/type-House\/min_price-1250000\/max_price-2000000\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">single-family home sales between $1,250,000 to $2,000,000<\/span><\/a><span style=\"font-weight: 400;\">. As with the Westside, however, upwards of 95% of <\/span><a href=\"https:\/\/www.filerwelch.com\/listings\/city-Vancouver+East\/area-Champlain+Heights;Collingwood+VE;Downtown+VE;Fraser+VE;Fraserview+VE;Grandview+VE;Grandview+Woodland;Hastings;Hastings+East;Hastings+Sunrise;Killarney+VE;Knight;Main;Mount+Pleasant+VE;Renfrew+Heights;Renfrew+VE;South+Marine;South+Vancouver;Strathcona;Victoria+VE\/type-House\/min_bedroom-3\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">homes sold in Vancouver East have 3 or more bedrooms<\/span><\/a><span style=\"font-weight: 400;\">.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Other notable metrics include properties being on the market 3 days less than before, and the average sale price decreasing by 6% to $1,660,000.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Sales activity is much more distributed across East Vancouver\u2019s neighbourhoods. Knight is the only neighbourhood to make double-digits, coming in at 10 sales for the month &#8211; but at a 29% sales ratio. There are still <\/span><a href=\"https:\/\/www.filerwelch.com\/listings\/city-Vancouver+East\/area-Knight\/type-House\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">single-family homes available for sale in the Knight neighbourhood<\/span><\/a><span style=\"font-weight: 400;\">.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Other strong contenders for the most sales include Fraser and Killarney neighbourhoods. During September 2022, the neighbourhoods have sales ratios of 33% and 24%, respectively.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Fraser is a vibrant and diverse neighbourhood in Vancouver\u2019s Eastside, considered one of the densest residential neighbourhoods in the city, and home to many of Vancouver\u2019s notable schools.
