While the detached homes market may not be dipping that much, the same couldn\u2019t be said for condos and townhomes in North Vancouver. The total sales ratio declined from July\u2019s 41% to 29% in August. This is still fairly high compared to the condos and townhomes market in the City of Vancouver, but the numbers have dipped over the course of one month.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Additionally, the average days on market has increased 130% for detached homes (23 days) and 64% for condos and townhomes (18 days).\u00a0<\/span><\/p>\n<h3>A few highlights in North Vancouver&#8217;s detached home market<\/h3>\n<p><span style=\"font-weight: 400;\">The majority of <\/span><a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/type-House\/min_price-1250000\/max_price-2250000\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">single-family homes sold were between $1.25M to $2.25M<\/span><\/a><span style=\"font-weight: 400;\">. Housing inventory above $3M has been fairly low throughout the summer months.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Central Lonsdale remains a consistently popular neighbourhood for <\/span><a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Central+Lonsdale\/type-House\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">detached homes with a 75% sales ratio<\/span><\/a><span style=\"font-weight: 400;\">. Similarly, <\/span><a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Upper+Lonsdale\/type-House\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">single-family homes in Upper Lonsdale<\/span><\/a><span style=\"font-weight: 400;\"> had almost the same total sales between July and August. This is perhaps unsurprising given the growth of multi-unit residential buildings with condos and townhomes in this commercial core of the City of North Vancouver. <\/span><a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Central+Lonsdale\/type-Condo\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Condos in Central Lonsdale<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Central+Lonsdale\/type-Townhome\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">townhomes sold at a sales ratio of 31%<\/span><\/a><span style=\"font-weight: 400;\">, while <\/span><a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Lower+Lonsdale\/type-Condo\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">condos in lively Lower Lonsdale<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Lower+Lonsdale\/type-Townhome\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">townhomes in the neighbourhood<\/span><\/a><span style=\"font-weight: 400;\"> sold at 25% sales ratio.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In western North Vancouver, towards the Capilano River, the neighbourhoods of Norgate, Pemberton and Mosquito Creek prove to be a cluster of desirable areas which border on each other. The Pemberton neighbourhood includes the growing <\/span><a href=\"https:\/\/www.dnv.org\/property-and-development\/lions-gate-village\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Lions Gate Village<\/span><\/a><span style=\"font-weight: 400;\">, a collection of condo towers and rows of townhomes built next to the Capilano River.\u00a0<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">View <\/span><a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Pemberton+NV\/type-Condo\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">available condo listings<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Pemberton+NV\/type-Townhome\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">townhomes in the Pemberton neighbourhood<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">In the East of North Vancouver, <\/span><a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Lynn+Valley;Lynnmour\/type-Condo\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">condo sales in the hub of Lynn Valley and Lynnmour neighbourhoods<\/span><\/a><span style=\"font-weight: 400;\"> led adjacent neighbourhoods in the area. There are fewer <\/span><a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Lynn+Valley;Lynnmour\/type-Townhome\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">townhomes on the market in this area<\/span><\/a><span style=\"font-weight: 400;\">, but they too share in the sales strength of attached homes in these neighbourhoods. These neighbourhoods are developing into communities unto themselves at the forest\u2019s edge, just that little bit farther from the bustle of North Vancouver\u2019s Lonsdale area. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Finally, the Roche Point neighbourhood &#8211; which includes the ever-growing Seymour Village, located in the Tsleil-Waututh Nation &#8211; had a reasonably stable change in inventory and sales for these <\/span><a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Roche+Point\/type-Condo\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">North Vancouver condos<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Roche+Point\/type-Townhome\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">townhomes<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-1116\"
