Across downtown Vancouver\u2019s neighbourhoods, inventory of condos and townhomes has decreased month-to-month. However, of the last month\u2019s sales <\/span><a href=\"https:\/\/www.filerwelch.com\/listings\/city-Vancouver+West\/area-Downtown+VW\/type-Condo\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Downtown condos<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/www.filerwelch.com\/listings\/city-Vancouver+West\/area-Downtown+VW\/type-Townhome\/page-1\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">townhomes<\/span><\/a><span style=\"font-weight: 400;\"> accounted for 40% of total attached home sales for the City of Vancouver.\u00a0<\/span><\/p>\n<p>For a more localized look at sales performance Yaletown and West End both saw an increase in total sales month-to-month, while Downtown itself decreased. Coal Harbour stayed the same at a total of 12 sales. Standout neighbourhoods included longtime fixtures of these market updates like <a href=\"https:\/\/www.filerwelch.com\/listings\/city-Vancouver+West\/area-Fairview+VW;False+Creek;Kitsilano\/type-Condo\/page-1\" target=\"_blank\" rel=\"noopener\">Fairview, Falsecreek and Kitsilano<\/a>. Another high-volume neighbourhood for <a href=\"https:\/\/www.filerwelch.com\/listings\/city-Vancouver+West\/area-University+VW\/type-Condo\/page-1\" target=\"_blank\" rel=\"noopener\">condo sales is University<\/a>, especially due to its proximity to the University of British Columbia which has started its Fall Term. Part of this can be attributed to a lack of inventory &#8211; single digits &#8211; above $2.25M. Similarly, neighbourhoods such as Hastings, Grandview Woodland, Hastings Sunrise, South Marine and Mount Pleasant account for high sales ratios or high sales volumes in the Vancouver Eastside. These stressors have been noted over the past couple months with making it more difficult for potential homebuyers to get a mortgage &#8211; being stress tested at a higher rate than before &#8211; in order to purchase a home.
