Although lower from last month, the sales ratio of 43% this month continues to keep this market type as a sellers market. The most active price band was condos and townhomes in<a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/type-Townhome\/min_price-900000\/max_price-1000000\/page-1\"> North Vancouver between $900k &#8211; $1M<\/a> with an average 67% sales ratio.\u00a0<\/span><\/p>\n<h4><span style=\"font-weight: 300;\">Popular Neighbourhoods for Condos and Townhomes in North Vancouver<\/span><\/h4>\n<p><span style=\"font-weight: 400;\"><a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Central+Lonsdale\/type-Condo\/page-1\">Condos<\/a> and <a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Central+Lonsdale\/type-Townhome\/page-1\">townhomes in Central Lonsdale<\/a> perform very well this month, selling 26 units of the 52 listings available. As well, <a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Lower+Lonsdale\/type-Condo\/page-1\">condos<\/a> and <a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Lower+Lonsdale\/type-Townhome\/page-1\">townhomes in Lower Lonsdale<\/a> did great with 36 sales. Other popular neighbourhoods include <a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Mosquito+Creek\/type-Townhome\/page-1\">Mosquito Creek<\/a> with a sales ratio of 77% and <a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Lynn+Valley\/type-Townhome\/page-1\">Lynn Valley<\/a> with a 65% sales ratio.\u00a0<\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-1038 size-full\" src=\"https:\/\/www.filerwelch.com\/blog\/wp-content\/uploads\/2022\/07\/NVCT.jpg\" alt=\"\" width=\"750\" height=\"500\" srcset=\"https:\/\/www.filerwelch.com\/blog\/wp-content\/uploads\/2022\/07\/NVCT.jpg 750w, https:\/\/www.filerwelch.com\/blog\/wp-content\/uploads\/2022\/07\/NVCT-300x200.jpg 300w\" sizes=\"auto, (max-width: 750px) 100vw, 750px\" \/><\/p>\n<h3><span style=\"font-weight: 400;\">Single Family Homes in North Vancouver<\/span><\/h3>\n<p><span style=\"font-weight: 400;\"><a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/type-House\/page-1\">Detached houses in North Vancouver<\/a> sales struggled a bit this month. The average sales ratio dropped to 27% from the previous months 37% sales ratio. There were 63 sales of the total 234 inventory. Homes are selling on average 1% below list price. The most active price band was <a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/type-House\/min_price-1740000\/max_price-2000000\/page-1\">detached homes from $1.75M &#8211; $2M<\/a> with an average 55% sales ratio.\u00a0<\/span><\/p>\n<h4><span style=\"font-weight: 300;\">Westlynn, Lynn Valley and Blueridge; Best Selling Neighbourhoods in North Vancouver for Detached Houses<\/span><\/h4>\n<p><span style=\"font-weight: 400;\">Sales of <a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Westlynn\/type-House\/page-1\">single family homes in Westlynn<\/a> did well this month. Westlyn had a sales ratio of 82% selling 9 of the 11 detached homes. After Westlynn, the<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u00a0next best performing neighbourhood was <a href=\"https:\/\/www.filerwelch.com\/listings\/city-North+Vancouver\/area-Lynn+Valley\/type-House\/page-1\">Lynn Valley<\/a>, seeking 7 of the 10 inventory for that area.
