The market shifted from a balanced market over to becoming a buyers market with an average sales ratio of 10%. As well, this month we see that homes are selling on average 3% below list price whereas in May, they were selling on average 3% above the listed price.\u00a0 The most popular price bends were <a href=\"https:\/\/www.filerwelch.com\/listings\/city-Vancouver+West\/type-House\/min_price-2500000\/max_price-2750000\/page-1\">detached houses in Vancouver West between $2.5M-$2.75M<\/a> and <a href=\"https:\/\/www.filerwelch.com\/listings\/city-Vancouver+West\/type-House\/min_price-3000000\/max_price-3500000\/page-1\">$3M-$3.5M<\/a> with just over 10 sales each and an average 39% sales ratio still maintaining a sellers market status.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The most popular neighbourhoods in Vancouver West this month:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\"><a href=\"https:\/\/www.filerwelch.com\/listings\/city-Vancouver+West\/area-Kitsilano\/type-House\/page-1\">Detached houses in Kitsilano<\/a>: 30% sales ratio<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\"><a href=\"https:\/\/www.filerwelch.com\/listings\/city-Vancouver+West\/area-MacKenzie+Heights\/type-House\/page-1\">Detached houses in Mackenzie Heights<\/a>: 23% sales ratio<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\"><a href=\"https:\/\/www.filerwelch.com\/listings\/city-Vancouver+West\/area-Kerrisdale\/type-House\/page-1\">Detached houses in Kerrisdale:<\/a> 20% sales ratio<\/span><\/li>\n<\/ul>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-1030 size-full\" src=\"https:\/\/www.filerwelch.com\/blog\/wp-content\/uploads\/2022\/07\/westside-DH.jpg\" alt=\"\" width=\"750\" height=\"500\" srcset=\"https:\/\/www.filerwelch.com\/blog\/wp-content\/uploads\/2022\/07\/westside-DH.jpg 750w, https:\/\/www.filerwelch.com\/blog\/wp-content\/uploads\/2022\/07\/westside-DH-300x200.jpg 300w\" sizes=\"auto, (max-width: 750px) 100vw, 750px\" \/><\/p>\n<h4><span style=\"font-weight: 300;\">Single Family Homes in Vancouver Eastside\u00a0<\/span><\/h4>\n<p><span style=\"font-weight: 400;\">Sales of <a href=\"https:\/\/www.filerwelch.com\/listings\/city-Vancouver+East\/type-House\/page-1\">single family homes in Vancouver Eastside<\/a> performed slightly better than Vancouver Westside this month. With an overall sales ratio of 14%, there were 76 solds and 527 units available. Vancouver Eastside was able to maintain a balanced market at 14% sales ratio average. Homes in this area are selling on average 100% of the list price. The most active price band sees <a href=\"https:\/\/www.filerwelch.com\/listings\/city-Vancouver+East\/type-House\/min_price-1500000\/max_price-1750000\/page-1\">single family homes between $1.5M &#8211; $1.75M<\/a> selling well will an average sales ratio of 34%, keeping this price band a sellers market<\/span><\/p>\n<h4><span style=\"font-weight: 300;\">Main, Mount Pleasant and Strathcona Neighbourhoods Sell Well<\/span><\/h4>\n<p><span style=\"font-weight: 400;\">This month, <a href=\"https:\/\/www.filerwelch.com\/listings\/city-Vancouver+East\/area-Main\/type-House\/page-1\">single family homes in Main<\/a> had the highest sales ratio of detached homes in Vancouver East. These detached homes sold with a sales ratio of 44% with 8 sales of the 18 houses on the market.The next highest selling neighbourhood was<a href=\"https:\/\/www.filerwelch.com\/listings\/city-Vancouver+East\/area-Strathcona\/type-House\/page-1\"> Strathcona<\/a> with a sales ratio of 43% then <a href=\"https:\/\/www.filerwelch.com\/listings\/city-Vancouver+East\/area-Mount+Pleasant+VE\/type-House\/page-1\">Mount Pleasant<\/a> with a sales ratio of 36%.\u00a0<\/span><\/p>\n<p><img
