Eastside Real Estate Market for Condos and Townhomes Continue to Thrive

Vancouver Eastside condos & townhomes recorded another great month for sellers, even though the activity was slightly lower than December of 2021. With a sales ratio of 53%, the Eastside saw 316 new listings and 167 new sales. This was the highest among the three regions of the Eastside, Westside and Downtown.

The Unusual Suspects In East Vancouver Attached Homes Sales in January 2022

The best performing neighbourhoods were Hastings condos and townhomes, which recorded an outstanding 200% sales ratio (9 new listings, 18 sales). Champlain Heights, Killarney, Knight, and Strathcona condos & townhomes all performed above a 100% sales ratio as well, collectively accounting for 16 new listings, 24 sales and 150% sales ratio.

The market was hot for Eastside condos and townhomes priced in the general bracket of $400k-$1M. Collectively, this bracket accounted for 64% of total new listings and 88% of total sales. The highest performing price bands for the area include condos & townhomes priced in the $700K-$800k price range and $400k-500k which both recorded 3 digit sales ratios of 147% and 167% respectively.Condos and townhomes in between these two bands had a great month as well with a 67% sales ratio for the $500k-$700K price range.

Vancouver Eastside Detached Housing Experiences Slower Month for Sellers

To begin the new year, the Vancouver Eastside detached housing sellers market experienced a much slower month compared to December. The market saw an increase in new listings to 334 up from 290 last month, however this was stunted by much less sales totalling 65 for January, down from 93 in December.

South Vancouver, Hastings Sunrise, Knight, Mount Pleasant Neighbourhoods Record Highest Single Family Homes Sales

South Vancouver had the highest number of sales in the Eastside for the month of January. This area recorded 12 sales and 21 new listings for a 57% sales ratio. Hastings Sunrise, Knight, and Mount Pleasant collectively had a great month as well, recording a 40% sales ratio. These three neighbourhoods total’d 16 sales and 40 new listings.

Fastest and Slowest Performing Price Bands for Detached Housing in Vancouver’s Eastside

The best performing price bands for Eastside detached housing is in the $1.5M-$2.5M range. This bracket saw 122 new listings (37% of total new listings) and 42 sales (65% of total sales).
