February real estate sales in Downtown Vancouver took start to speed up after a slight push on the brakes during the holiday season. Condos and townhomes in Downtown Vancouver saw a large increase in sales ratio at 42%, up from 30% in January. This was because February experienced a slight increase in new inventory, and a heavy increase in sales from last month.

High Paced Sales for Downtown, West End, and Yaletown in February

Downtown, West End and Yaletown condos and townhomes all experienced a speedy market, with each area reaching over 40% sales ratio. Downtown Vancouver condos and townhomes had the highest sales ratio and sales with a 49% sales ratio and 118 sales. Yaletown condos and townhomes claimed the second spot with a 45% sales ratio, having 182 new listings added and 82 sales. West End, Vancouver condos and townhomes had an impressive month as well with a 42% sales ratio. This neighbourhood brought in 143 listings and 60 sales.

Lots of Inventory in Coal Harbour

Coal Harbour condos and townhomes did not see as much action this month. However, it brought in a lot of new inventory that is still available. Coal Harbour condos and townhomes brought in 115 new listings with only 25 sales, producing a 22% sales ratio.

High Demand for $600k-$800K Condos and Townhomes in Vancouver Downtown

The $600K – $800K price band for condos and townhomes in Vancouver Downtown saw an immense amount of action, collecting an 87% sales ratio for the month of February. This price band brought in 113 new listings and 98 sales. Luxury condos and townhomes did not see as much action. Condos and townhomes in Downtown Vancouver above $2.25M brought in 174 new listings this month, and only 23 sales, garnering a 13% sales ratio.
